motgage help

any help would be great or any suggestions
i was 21 years old id been living in my current house for a few years my rent payments where 250 dollars a month
a few years after renting the house my landlord say hey i dont want to rent any more im willing to sell the house its a 3 bedroom house
and the landlord tells me i will sell you the house for 20,000 no down payment and my monthly payment will remain 250 dollars a month.
after all this i had to sign some papers obviously and one of them was a paper saying i wouldnt have the house inspected .well we end up mortgage
and pay him off and a few laters a 20,000 dollar house turns into a 40,000 mortgage and the house is falling apart foundation ,roof ,windows ,siding ,leaky basment walls, bathroom totally redone new sub floor and everything.37,000 dollars in repairs .my question is how do i get out of this mortgage i cant afford
80,000 dollars for the mortgage and the repairs is their away out of this
