Seller Financing

We are thinking of purchasing the townhome we have been renting for the past year. The owner has spoken to us briefly about it and mentioned "seller financing". What are the positives and negative of seller financing? What would happen if I wanted to take a loan out with a real bank on the equity in the home in 5 years?
