Shared appreciation mortgage?

I was just reading an article on this and with this the borower can actually lower down the interest rates by 2-3 points the current market rates..
If anyone knows more about it please comment here..

I have never heard of this either, but would like to see more info on it. I would imagine it has something to do with what market the buyer is in. If it is hot, then property value is going to skyrocket and it is a win win for the bank either way.
